Prices

The quotation will detail what is included. Our technical brochure for standard spaces indicates the essential inclusions.

  • Site preparations
  • Soil tests
  • Surveys
  • Transport and insurance
  • Any lifting, rental of cranes, permits, etc.
  • Assembly of modules if required (site and space dependant)
  • Connections for gas, water and electricity
  • All planning (if required), building permits and other permits as required

Below are estimates of the costs of services that may be required to prepare for your Space.

It may all seem a little daunting at first, but our preferred architect partners would certainly be able to reduce your need to contact all of the service providers by determining the correct consultants required. This can save you time and effort and will ensure that your FormFlow experience is a convenient, professional and competent journey that you could describe as remarkable!

Note: Most of these services are required to build any dwelling in Australia. The prices indicated are estimates only. A quotation will be obtained based on the project brief.

Only Sally’s and Andy’s spaces have a deck included. We can provide a deck for other spaces, but this will incur an additional charge.

Yes. 10% plus the costs for professional fees such as the architect, surveys, etc.
When do I have to pay the balance of the invoice?

Build payment schedule:

  1. 10% deposit when the contract is signed
  2. 30% to commence building your space
  3. 30% once the floor and framing are complete
  4. 30% once the internal fit-out is completed and prior to collection from FormFlow

(Consultants fees are paid separate to this timeline)


Space changes

  1. All spaces are built to a standard configuration.
  2. Changes to the design (i.e. opening locations) will incur additional costs such as design fees and non-standard component charges (determined on an individual basis).

Yes, we can. We have some predesigned plan drawings we can send to you. We would also welcome the opportunity to sit with you and work out an appropriate configuration that suits your needs. We will then quote you accordingly.

Yes. The additional cost for this toilet will be considered and is an extra charged over the standard configuration price.


Delivery

The spaces are quoted ex-works. We will gladly work with you to identify a transport company to assist with the move. All costs can be added to the price of the space and charged to you.

Yes, you can organise delivery – this should be co-ordinated with FormFlow to ensure the smooth facilitation of the process on our site.


Installation

Approximately 4 weeks or as little as 2 weeks for the range of standard FormFlow spaces.

No – some of the spaces can be split into prebuilt modules that are transported separately and then connected on site. This facilitates transport for tight spaces and using smaller vehicles to get to the more remote locations.

  • You do not need a slab; however, this does not preclude you from placing the space on a concrete slab.
  • You do need to erect stumps (footings) and ensure that they are level so that the space can be placed accurately in the current location. Ensure you access the relevant advice from the specialists and have a builder complete the installation of the stumps with engineers & building surveyors’ approval.

We can locate it on the stumps via the transport company’s crane services. All site infrastructure should be installed by your builder. We can direct you to a builder.

Locate the dwelling on the stumps, install site services, connect the services (gas, electricity, waste, etc).

Your space will be pre-plumbed and prewired internally for domestic use. You need to ensure that you have the appropriately qualified person to make the connections to your local authority’s services.

Yes, it is possible to move it. The process would be similar to the erecting process but going through a disconnecting process prior to lifting it onto a truck.
