Yes, 5% of the contract price. This is regulated by Consumer Affairs Victoria.
Build payment schedule:
- 5% deposit when the contract is signed and domestic building insurance has been obtained
- 40% to be paid at 40% completion of building
- 45% to be paid at 60% completion of building
- 10% to be paid at handover when building complete and on site
(Consultants fees are paid separate to this timeline where required)
Space Changes
Yes, absolutely you can. Please discuss with us how we can modify your Space to best suit your needs. Please note that the pricing for the FormFlow Living Spaces are based on a standard configuration and as such, changes to the design (such as window/door locations) will incur additional costs such as design fees and non-standard component charges (determined on an individual basis).
Yes, you can. FormFlow Living Spaces are supplied with a standard range of fittings and fixtures, any changes to the standard configuration will incur additional costs such as design fees and non-standard component charges(determined on an individual basis).
Yes, you can; FormFlow Living is able to offer great pricing because of the standard dimensions of our Spaces. However, if the size isn’t right, we would love to engage with you to make your Space extra special! Albeit, any changes to the standard configuration will incur additional costs such as design fees and non-standard component charges (determined on an individual basis).
Yes, we at FormFlow Living are passionate about sustainable living and would love to help you live as sustainably and off the grid as possible. These options will incur additional costs depending on requirements.
Delivery
No, it is not included in the price. If you send us your site location and the Space you are interested in, we can provide you with a transport estimate.
A Gable One Building is 12m long by 4.5m wide and weighs approximately 10 tonnes. It is delivered to your property on a single Semi-Trailer escorted by a pilot vehicle. It is an oversize load, so we carefully plan your route before the day. Formflow can arrange all the necessary NHVR permits and transport on your behalf but don’t miss the day your new FormFlow Living Module lands. The module has been carefully structurally designed to take all the stresses of the drive and will turn up ready to move in!
As of May 2023, FormFlow is delivering modules within 1000km of Geelong unless special circumstances arise. This makes sure that we can be on the ground when your module arrives and get your project all ready for you to move into.
At current, we are servicing VICTORIA only. If you are interested in purchasing the module ex works (from the factory door) without FormFlow acting as a builder, please get in touch with us and we can discuss your requirements.
No, this will be coordinated by FormFlow to ensure the smooth facilitation of the process to your site.
We can deliver to a range of unique site locations. If you think your site may be difficult to access, please send an email enquiry with your address and the Space you are interested in and we will determine the best delivery solution.
In our factory, we use an overhead crane and lifting equipment to load modules onto trucks and tie them down. Check out our Instagram to see great videos of a lift in action.
We use a mobile crane, organised by us, that will be sized to fit your project requirements. The truck will drive onto the site, getting as close as possible to your modules new home. The foundations will already be installed by this time. The crane will then pickup the module and drop it down onto its foundations! Easy.
The transport can range from $1500 (for a City of Greater Geelong transport) up to $10,000 for a long distance away. We will price your project individually as there are many factors that can affect your transport costs.
Mostly, it’s based on distance from FormFlow (based in Geelong) to your property. Some elements than can make it more expensive to transport include;
- Restricted access roads (such as the Great Ocean Road which has special oversize transport restrictions)
- Restricted access points (Tight Driveways or other items that may require loading and unloading before the final destination)
- Overnight stays or travel required due to permits (which is dictated by Vicroads)
Some of these trips require permits from the National Heavy Vehicle Register which FormFlow takes out on your behalf with the trucking company.
For our single module spaces, such as GABLE ONE, the module arrives at your property completely finished inside and out. It is ready to connect to site services, such as water, power, electricity and will land on your already installed foundations.
The semi-trailer is approximately 20m long and, with the module on the back, 4.5m wide. It requires open roads and access to get into your property. If you are concerned about any areas of your property or entry that might be too restrictive, take a few photos and share them with the FormFlow team who can happily advise you.
Yes! As part of our sales process, we will do a desktop (computer) evaluation of your location prior to entering the planning phase to help us provide an estimate as to whether we can safely get your module where it needs to be. We also will discuss the project with our transport and cranage contractors if we have any concerns. If we are unable to determine accessibility from our desktop evaluation, we will send a transport or cranage consultant to the site for a small fee, payable by you, to give you security to proceed into the paid planning phases.
Yes, you don’t take possession of the module until is safely down on its foundations and FormFlow has finished any site works. It is fully insured and you are covered under your VMIA Domestic Warranty Insurance and FormFlow’s transport insurance.
FormFlow will organise the cranage to unload the module on your behalf. We typically use a crane company local to you, to keep the costs down, albeit sometimes we will use our local contractors for difficult sites.
The cheapest sites will cost around $1250 for a 40T crane, hired for minimum 4 hours. For very complex sites, requiring large reach (crane can’t get close to final position of module), this can reach up to $10-12,000. FormFlow will investigate your site individually at high level pricing stage and provide an estimate for you. Should you choose to continue into planning stages, our cranage providers will investigate the job and provide a fixed price for your cranage, so you have a clear understanding.
- Distance from local or Geelong based cranage company base as most charge you from when they leave the depot.
- Rain & weather events
- These can slow down cranage operations and cost more to land the module
- Complexity of your property including;
- Width of access roads and gates
- Slope on the site
- How close you can get the truck to the crane to the modules new home. (An extra 2m of distance can mean a larger crane needs to be hired, costing you more.)
Yes, absolutely. FormFlow has lifted several modules over houses and other important structures. All lifts are insured by FormFlow and the crane operator. The modules are carefully engineered to be lifted and all lifting equipment is carefully inspected regularly to ensure safety of lifting operations.
Installation
Yes, because our Spaces are built in a factory environment we can complete the site works in parallel which reduces the overall build time. This means you can be in your Space sooner!
No, our Spaces are constructed in our factory in North Shore, Victoria.
All of our spaces use screw piles as the foundation system. Screw piles are a steel screw-in piling system used for building deep foundations, making them a suitable foundation system for majority of soil types and landscapes including sloping sites. Screw piles have a reduced environmental impact because they are ‘screwed’ directly into the ground meaning there is less soil displacement. They are also able to be easily removed if you ever decide to move your Space!
Yes, we will connect your services including water, electrical, gas, sewer and storm water.
Yes, it is possible to move our Spaces. The modules come with permanent lifting fixtures included in the structural frame. The lifting company would need to provide lifting eyelets (get in touch with FormFlow) and they can move it again… and again… and again. If you want to know more about how your Space can be moved, please enquire.
